Ilona Rose House
Purchased in May 2012 from the Foyles family, Ilona Rose House is the jewel in the crown of the Soho Estates portfolio. Working in close collaboration with Westminster City Council to produce a building with the greenest possible credentials of its time whilst maintaining the required degree of architectural quality, planning permission was granted in 2016. Two years of demolition and the digging of four levels of basement on the site ensued in order to accommodate the European post-production headquarters of Warner Bros, thus maintaining the film industry in Soho for the next generation. Ilona Rose House is a 325,000 square foot mixed use building rated as BREEAM excellent with a Wired Score of Platinum. The Soho Estates team moved into the top floor of the building for its new headquarters on 09 May 2022 and have secured lettings now for virtually all the space available in the building. Soho Estates have also created extensive new public realm surrounding the building including the provision of a brand-new area called James Court. James Court links Greek Street and Manette Street, thus providing the opportunity for important dwell time for visitors entering Soho from the North East via Tottenham Court Road Underground Station and the brand new Elizabeth Line which ran its inaugural trains on 24th May 2022. Restaurant Milk Beach resides in James Court with more exciting restaurants to be announced. On the Soho side of the development 14 Greek Street, a Grade II listed building, has been protected and carefully restored. This hosts an exciting new art gallery, Soho Revue, reflecting our own commitment to the creative nature of the area. Next door at 12-13 Greek Street, the façade of the building has been retained and eight affordable housing flats have been constructed behind it. The Little Scarlet Door opened as a nightclub in the basement in June 2022. Matt Architecture are the architects of the scheme and DML the Project Managers. Cantillon Ltd were awarded the demolition and excavation contract and work began on site in March 2017. Sir Robert McAlpine were appointed as Construction Manager and began work on site in May 2019 completing exactly two years later. Faith Dean were then brought in to complete the fit-out phase of both the landlords areas and Soho Estates' own office accommodation.
